Swim the Pilchuck River

Head on down to Pilchuck park with your picnic basket and your towels and enjoy a day of river fun! Park your car near the park and walk towards the picnic benches to the left and you will see a small trail down to the river. There is enough of a bank there that you can bring some chairs and some friends and watch the kids play. Don’t forget your floaties!

The park also features a playground, picnic tables, baseball fields, tennis courts, and soccer fields.



Willis Tucker Park

Willis Tucker Community Park is a gently-sloped, forested 84-acre site immediately adjacent to the residential communities of Silver Firs and Snohomish Cascade, three miles east of Mill Creek. 

The Spray Pad opens the end of May each year (Saturday of Memorial Day Weekend) and stays open until the warm weather ends in September. 

Bonus tip: Bring the dogs and let them get their energy out at the off-leash dog park!

Maybe this seems like a silly tip, but often times sellers are in a tight spot and they need the home to sell for more than it’s worth.

Unfortunately, when you try to list a home overpriced, it won’t sell. Buyer’s will not pay more for a home than they need to.

This ends up costing sellers even more money. Every month that home sits on the market, that another month’s mortgage they’re paying.

Try to see the home through your buyer’s eyes. Pack away any personal belongings and decor. Give potential buyers a chance to see themselves living there.

I love all your family photos. I have similar photos all over my walls. I have kids’ art. I have special trinkets displayed. But those things are only special to me and my family.

When a potential buyer walks through your property, you don’t want them to see how you live there. You want them to envision themselves living there. That’s the whole reason they’re there.

Think of it as pre-packing for your move. De-personalize your home as much as you can. Remember, it’s only for a short time.

Getting set up with a lender before you start looking for a home is a must. Can you begin your house hunt before? Well, yes, you can do what you want.

However, It can be super disappointing if you don’t get approved for the price of home you thought you could get.

This is a crucial step 1 in the home buying process. If you need a recommendation on a lender, let me know. I’ll get you connected.




Always hire a professional home inspector to do your inspection.

“But, I have a good friend who’s a contractor and he said he’d look over the house for free.” No. Don’t do it.

Will he find everything wrong with the house? Maybe. Can we use that information to open up negotiations again and ask the sellers to do the work on the house? Maybe.

Do you really want to risk one of the biggest purchased of your life on a maybe? Spend the $500 give or take on a good home inspection. It’ll give us negotiating power and it’ll give you a full picture of the home so you can decide with certainty if this is still the home for you.





Choose a full time real estate agent.

You want to make sure that when a listing you want to see comes on the market, your realtor is 100% available to show you.





Know the costs before you get under contract.

Buying a home can be expensive, and I’m not just talking about the price tag on the home. There’s the closing costs, inspection costs, escrow fees, etc.

There are SO many places to get advice about real estate transactions, but not all are created equal and not all advice is good.

Do you ever read those articles about what buyers should and shouldn’t do and you think to yourself… well ya, duh! I’m not an idiot.

There are SO many places to get advice about real estate transactions, but not all are created equal and not all advice is good.

We don’t live in the times of classified ads anymore. No one finds a home in their local newspaper or magazine. We have the glorious internet, an endless source of information. You buyers are educated. You buyers know what you want.

Realtor.com® recently highlighted some of the most common advice home buyers hear that no longer applies in the current housing market, including:

“Wait for spring.”

Advice like this is KEY for sellers when deciding when is the best and most likely time to list their home to have the best advantage, but buyers don’t need to wait for any “good” time to buy. Yes, spring is busy and there’s more inventory on the market, but that also means there’s more buyers out looking too. More buyers = more competition. Plus, sellers feel like since it’s the best time to sell, they are less likely to negotiate on price.

Buy when you find the right property that will meet your needs today, tomorrow, and the next five to ten years.


“Wait for home prices to come down.”

There’s always that fear of buying at the top of the market. It’s not all that irrational. But when you consider the cost of renting (which is also probably at its highest) you’re literally throwing money away. Paying high rent now and hoping that you’ll find a better deal two or three years down the road won’t work.

The better advice is to make a smart buy today for a property that will appreciate over the longer term.


“Make a lower offer so you have room to negotiate.”

Some buyers may be told to make an offer that’s less than what they’re actually willing to pay for a home. “Give yourself room to negotiate.” They say.

The old adage to offer 10 to 15% below asking is not necessarily the case anymore. (This advice does not apply to overpriced homes. That’s a whole other blog post for another day.)  Sellers are competing against other homes in their area and most likely have already priced their home competitively.

The better advice is to base your offer on sales of similar homes in the area.

Don’t let the outside fool you. This shop is adorable. Hex shelves line the walls displaying beeswax candles and every size imaginable of honey jars. (pssstt my favorite flavor is the blueberry honey)

They are super friendly and helpful. If you’ve ever wanted to learn more about anything to do with bees (honey bees or mason bees), honey, candle making, etc., you should check out their classes.

  • Free hot chocolate, coffee, and cider!

  • Huge gift shop with tons of quality and local made gifts.

  • Free craft projects for the kids. My kids made candy cane ornaments and wrote letters to Santa.

  • Warm firepit outside and a warm wood stove inside.

  • Photo’s with Santa. He was legit! I swear it was the real guy.

  • Haywire Brewing is right there. Grab a drink while you shop for your tree! Then sit down and eat some good food while they load the tree onto your car.

  • Trees are pre-cut, which was a bit of a bummer for me because the cutting of the tree is kind of a tradition, but we got over it fast when we found our perfect tree.

  • Competitively priced and totally gorgeous and fresh trees. Mine lasted 4 weeks and still looked freshly cut after new years!

 
Add a bit of soda or syrup (I use vanilla syrup that I put in my coffee) to your tree water once a week to keep your tree looking fresh for longer!

My family decided we wanted to experience Snowflake lane for real this year. We, accidentally, caught the end of the parade last year, and I knew the kids would love it.

Well, as you know, December is a busy time of year! Between all the Christmas shopping (thank goodness for Amazon), the Christmas shows and plays that your kids are in, and the holiday parties, there is hardly a moment to spare.

It was the weekend before Christmas before we knew it… BAM. The LAST opportunity to see the parade.

Check the weather: 90% chance of rain. Perfect! We’re tough. We’ll bring umbrellas. It might even keep the crowds down.

You hear parking can be a nightmare. We have a solution for that too! The parade didn’t start until 7pm. We decided we’d do some last minute Christmas shopping in Bellevue Square and go out to dinner before the parade. Perfect!

 

This is how the day REALLY went down.

✅ We arrived early afternoon and found excellent parking in the Bellevue Square sparking garage

❌Walking around the mall was literally shoulder to shoulder. I’m lucky I didn’t lose a child.

❌The fastest restaurant wait time was 90 minutes.

✅While the line was 45 minutes long at Panda Express, they totally rocked it and got people through the line as fast as they could.

❌Because getting food took longer than expected we didn’t get to the street early enough.

❌The rain hindered no one. It was POURING.

❌Adults stood in front of children, making it impossible for my kids to see.

✅Random stranger gave us his umbrella! There are kind people out there!

✅It’s not really real snow falling from the sky. It’s soap! It was definitely magical.

❌I wish I could tell you how the parade was, but I couldn’t see very well.

 

Tips, Tricks, and Secrets to have a Magical Experience

  1. Don’t procrastinate. Head to a parade early in December on a weeknight. I wen’t on a Saturday night…. NEVER AGAIN!

  2. Arrive by 5pm and get good parking

  3. Don’t plan on eating dinner there unless you make a reservation

  4. Plan to be cold and wear rain gear

  5. Head to the street early to claim a good spot

  6. Have a meetup spot in case you get separated

 

Will I Go Back Next Year?

Of course I will. Yes, I did it all wrong. But, I know what NOT to do and will make seeing this parade a family tradition. I hope you do too!

WHAT IS ESCROW?

Escrow can mean 2 things. 1. The period of time between mutual acceptance and closing day. 2. The neutral 3rd party that handles documents and facilitates closing paperwork.


HOW LONG WILL IT TAKE?

Most escrows are around 30-45 days. Cash deals can decrease the escrow time, as securing the lending takes the majority of the time. You can decrease that time by being not only pre-approved, but pre-underwritten before you even make an offer. 


WHAT SHOULD MY DOWN PAYMENT BE?

It depends on your loan, but typically they are between 3 and 5% of the purchase price. There are lots of down-payment assistance programs to help with this!

WHAT IS EARNEST MONEY?

It is a good-faith deposit you make to the seller. It can range from $500-$10,000+ depending on the list price of the home. You need to have these funds available when you make an offer on a house. 



CAN I GET A BETTER DEAL ON A SHORT SALE?

The easiest way to understand a short sale is the sale of a home in which the proceeds from the sale are less than the balance of debts secured by liens against the property and the home owner cannot afford to pay the liens in full. Despite their name, they take much longer than your average sale. 



HOW MUCH DOES IT ALL COST?

As a buyer, hiring a Realtor costs you NOTHING. The seller pays the commissions. A home inspection can cost between $400-600. Closing costs can be around 3% of the purchase price.



WHO PAYS FOR CLOSING COSTS?

It can vary. You can ask the seller to pay for them in full or pay up to a certain amount. We can find out closing costs before making an offer so you have all the information at hand.



DO I REALLY NEED TO DO A FINAL WALK THROUGH?

Legally, no. But you absolutely should. We will do that together to make sure the sellers left the home in good condition. You don't want to open up the door to your new home and see a broken water pipe...

3. Make Offer on Home

When you’ve found your ideal home, your agent will negotiate the contract and your loan officer will move forward with your application.

 

4. Home Inspection

We have the home inspected and based on the findings we open up negotiations again!

 

5. Set Up Insurance

Work with an insurance agent to get homeowner’s protection on your property to begin on your closing day.  Provide your loan officer with your insurance company’s information.

 

6. Home Appraisal

Your loan officer will order a home appraisal after a successful inspection.  The appraisal gives you an opinion of your home’s value.

 

7. Loan Underwriting

Underwriters will review your loan application and documentation for final approval.  Additional documents might be requested from you at this time.

 

8. Documents to Title Company

Your final loan documents will be sent from the lender to the title company for you to sign.

 

9. Closing

You’ll visit your title office to sign all the documentation and provide a cashier’s check for your down payment.

 

10. Funding

What is Earnest Money?

WHAT IS IT AND HOW MUCH SHOULD IT BE?

Earnest money is your "I promise I want to buy this house and here's how much I'm willing to lose to get it" money.

In Snohomish County the amount is typically about 1% of the offer price, while King County it averages about 3%.

For example:

In section 7 of Form 21, on an offer of $450,000, we would want to give an earnest money amount of $4,500.

When your offer is accepted, you will have 2 days to give that money to the escrow company.

There are a lot of ways to get that money back if we cancel the contract as long as we follow all the proper timelines.

During a seller’s market, buyers have to be on their A-game. Here are the top 10 mistakes I see buyer’s make.

 

1.  MAKING AN OFFER ON A HOME WITHOUT BEING PRE-APPROVED

Preapproval will make your life easier-so take the time to speak with a lender. Your situation will be different from anyone else, and your communication with a fantastic lender can make or break your financing.

5. THINKING THERE IS ONLY ONE PERFECT HOUSE

6. NOT CONSIDERING LONG TERM

It's important to think ahead. Will the home suit your needs 3-5 years from now?


7. NOT EXAMINING INSURANCE ISSUES

8. NOT BUYING A HOME WARRANTY

The town was originally called Cadyville.

Fun fact: Mary Low Sinclair, arrived in Cadyville on May 1, 1865, became Cadyville’s first permanent white female resident. She is considered to be the founder of education in Snohomish by opening her home as the first classroom. She lived on Pearl Street.

Old Ferg, the founder of Snohomish, had a daughter with an Indian woman, but married someone else.

Ferg lived with an Indian woman who soon gave birth to a girl. While in Olympia, he met Lucetta Morgan and they married in 1868. Ferguson rejected his common-law wife and child but continued to give them some support.

Actors in the worst play to hit the Snohomish stage were forced to escape out the windows when the audience starting to throw eggs at them.

"The Times Special Service. Snohomish, Friday, March 26, 1909 — The Three of a Kind Company, a decidedly barn-storming aggregation, reached a dramatic climax at the Alcazar Theatre last evening when the audience rose en masse during the first act and threatened to present the play actors with a choice selection of eggs as a mark of their lack of appreciation.

"The stage manager promptly dropped the curtain to prevent any further demonstration. The audience waited a few minutes and as there were no further indications that the play would be resumed, a few bolder spirits went behind the scenes. They did so just in time to see the members of the company — four young women and several men — making frantic exits from handy windows.”

The first airplane to carry mail took off from Harvey Field.

Noble Harvey established a family-owned airfield in 1945, which the family still operates as Harvey Airfield.  In 1911, Nobel purchased the first automobile in the county, the same year he hosted the first airplane flight. Fred J. Wiseman’s flight in Snohomish was cut short by rain-soaked, fabric-covered wings and it ended in a muddy but safe nose-dive after reaching only 60 feet in altitude. The amazing machine was repaired, continued to break records, and is currently hanging in the Smithsonian Postal Museum as the first plane to carry the mail.

Putt-Putt. Who's There?

18 hole championship mini golf course? I accept the challenge.

Snohomish Valley Golf Center

Looking for a fun and relatively inexpensive place to take the family? Snohomish Valley Golf Center is it. Their Championship 18 hole mini golf course was super fun and super challenging. Don't ask me what my score was. Ok, it was 91. My 9 year old got a 94. But, we won't mention that part. 

We decided to go on a hot evening (aren't you loving these 88* days?). They have misters set up all around the course to cool off. They even have a mobile snack bar that comes to you right on the course. They know how to take care of their customers. The staff was friendly and helpful. 

 

Tips & Tricks

1. Bring water - The mist sprayers were amazing, but our thirst was not quenched by water osmosis.

2. Leave your purse in the car - I lugged that thing around the whole time.. why!?

3. Let your kids keep score too - They loved doing it and it gave me a break.

4. Expect it to take longer than you think - We are a family of 6 and it took us almost 2 hours to make it through all 18 holes.

Kla Ha Ya Days

Parade 2018

The Kla Ha Ya Days Festival (KHYDF) is a nonprofit organization that produces an annual local festival, to welcome people throughout Northwest Washington to celebrate the community's beauty, and goodwill of Snohomish. Proceeds from the KHYDF's activities support Snohomish-based community organizations with programs and services for youth and families.
 

 

What an awesome kick off to Kla Ha Ya Days. The parade was fantastically well run, and had a lot of fun entries.  (watch the video above)

I parked over on Maple and watched the tail end of it. I thought it was the perfect spot. Easy walk back to my car, although there were some REALLY close parking options as you got closer that were only $10. We were near a ton of great booths. I even won a free Microdermabrasion from a raffle entry from Mary Kay! Saaweeet! 

Looking forward to going next year and trying out the carnival.
