I try to go to a new pumpkin patch when I can, but it's hard not to have a few favorites. Each farm has a unique appeal. Some are more low key. Some have lots of activities. Some have a huge variety of pumpkins. Whatever your preference, there’s a pumpkin patch for you.
Bob’s Corn

Corn maze: 10-acre corn maze, a night maze, and a kid maze.
Pumpkin patch: over 60 varieties of pumpkins, spread over 40 acres total.
They also have a country store with items available ranging from souvenirs, comfy clothing, locally crafted gifts, and plenty of edible goodies like sweet corn, sugar pie pumpkins, zucchini, and winter squash.
TIP: The second and third weekends in October are always the busiest weekends (on every farm). If you come these weekends, pack extra patience and be prepared for lines.
Carlton Farms

They also have a spooky side. Night Adventures features a family friendly flashlight maze or, if you’re extra brave, their scary haunted attractions provide a variety of night adventures for the whole family: haunted swamp or the zombie hunt. Some allow flashlight, some don’t.
They have a game zone with Blinko Baseball, Barnyard Hoops, Soccer Bowling Tube Slides, and The Combine Roller Slides.
Bailey Farms

Probably one of your more economical options for a pumpkin patch, Bailey Farms is an excellent place to bring the family. The have a large FREE indoor play area with a hay run, rope swings, trikes, toy tractors, farm hoppers, and a sand box. There’s also hot cider and kettle corn served on the weekends.
Take a free wagon ride around the pumpkin patch, pulled by their big John Deere tractor.
Don’t forget to support this local farm when you’re doing your grocery shopping. They have a You-Pick Veggies open every day.
Veggies open for picking: squash, pumpkins, corn, green beans, potatoes,
zucchini, beets, snow peas, cabbage, onions, chard, kale, cilantro and dill.
Craven Farms

First of all, they have an entire date dedicated to our Fall loving doggies. Pooches in the Patch. October 27th, 2019 from 9:30 a.m. - 6:00 p.m. This is where you can bring your dog with you to the pumpkin patch! How fun is that?
They have so many activities like apple cannons, a hayride to Minionville (I’ve personally done this and it’s a blast), apple slingers, face painting, 15-acre corn maze (I might have gotten lost in this one), kids adventure maze, farm animals, mini gold, photo ops, human foosball, rubber duck races, I-spy mini barn, make your own scarecrow, harvest market, gift shop, play yard, picnic tables, and more! My fingers are tired from typing all of that.
This is one of my families personal favorites. Maybe we’ll see you there?

How To Get Your Home Ready To Sell in 30 Days
A Day-by-Day Guide
So, you’re ready to sell your home. Did you get a promotion? Have a new baby? Need to downsize? There are a million reasons why you’d need to sell. Whatever the reason, you need to get your home ready for the market.
You only have one chance at a first impression, so it’s important to put most of the work in early so your house is at its best. This guide will help you get ready from day one, to listing day! Without further adieu, let’s get started:
Day 1: Call Three Real Estate agents to schedule interviews
Every agent works in different ways. Make sure you take the time to interview several for the job. You’ll want to ask lots of questions and decide who will work the best for and with you. It’ll be a team effort to get your home ready to sell. Will that agent work hard too?
Day 2: Start Packing/Rent a Storage Unit
Decide if you are going to continue living in the home while it’s on the market. If you will, consider renting a storage unit to start the moving process sooner rather than later. This will help get some of your personal belongings out of your home.
Start thinking of the home as not yours anymore and start seeing it through a buyer’s eyes. They don’t want to walk through a potential home to buy and see someone else’s family photos.
Day 3: Contact A Lender or Two
Where are you moving? What if your home sold right away? Would you have somewhere to go? Once you’ve interviewed a few agents to sell your home, you should have an idea of how much money you’re going to walk away with from the home sale.
You may need to finance part of your next home purchase. Until then, time to apply with a trusted lender to find out how much you can afford on your next home. Need recommendations? Email me and I’ll connect you with a list of lenders I work with.
Day 4: Pack up your Kitchen
Clear off your counters, empty your drawers of the non-essentials. Put the boxes in the garage or your storage unit. You want this space to be very bare.
Day 5: Start House Hunting
Time to start looking online for a new home. Gather up a list to give to your agents when you interview them.
Day 6: Pack up your Entry Room
Put away the extra shoes and pack away all those coats in the entry closet. If you find that you never wear them anyways, consider donating to a local charity or thrift store.
Day 7: Decide on your Realtor
By now you’ve probably met with and interviewed a few agents. Time to decide who you want to work with. Call them and tell them the good news. Schedule a time for them to come over and help you prepare. They should give you a to-do list specific to your home. They want your home to sell for top-dollar just like you do!
If you’re buying your next home out of the area, still communicate with your Realtor. They can connect you with an excellent agent to help you find your next home.
Day 8: Front Porch Clean up
Does your front door need a fresh coat of paint? How’s the front garden looking? Do you have a pretty wreath you can hang on the door? You want potential buyers to walk up to your house and be wowed before they even walk in.
If gardening is not your strength, consider hiring a landscaping crew to freshen up the yard. Driveway looking dingy? Consider pressure washing or hiring a handyman to do it!
Day 9: Connect your Lender and your Agent
They need to communicate with each other to help you get the most out of this home to help you get the most out of the next one. Your agent will tell your lender how much they expect to receive out of your net proceeds so you can figure out how much you want to borrow from the bank.
Day 10: Go To Some Open Houses
If this doesn’t fall on a Saturday or Sunday, at least add “Open House Hunting” to your calendar. This isn’t for you to find a home, it’s for you too look at your competition. You want to see what those potential buyers will compare your home to. Use this to help motivate you to get to work on your house and get it looking its best.
Day 11: Pack up Your Dining Room
Take out that hutch with all the dishes and make your dining room simple. Table, chairs, and a nice centerpiece on the table. That’s it! Pack everything else away. You can keep art hung on the wall, but take down those family photos.
Day 12: Pack up Your Living Room, Part 1
This will be a big chore! Talk with your agent about what furniture they want and don’t want to keep in there, but the less the better. Pack away any personal belongings and arrange your furniture to create a good flow in the room. Not sure how to do that? Ask your agent!
Day 13: Pack up Your Living Room, Part 2
Keep going! Couch looking bare? Make sure you leave a few cute decorative pillows on them, or head to the store and pick some up. TJ Maxx, Marshalls or Ross have great prices.
Remember, anything screwed into the walls is considered part of real estate
so if you are in love with your curtain rods, or that cute shelf, take it down and pack it away!
Day 14: Schedule Some Work To Be Done/Rest Day
Do you have a dog? Are the carpet’s looking old? Time to schedule a carpet cleaning.
Roof looking mossy? Gutters gross? Time to make some calls. Today is a “break” from more physical labor and time to make sure some of those bigger projects get done.
You should make a trip to Lowes or Home Depot to gather supplies for the next few days of patching and painting. Pick up a bunch of light bulbs too!
Day 15: Take Down All Personal and Family Photos
Remember, you want potential buyers to see themselves living there, not you. Pull out all those nails and fill the holes.
Day 16: Touch Up Paint on Walls and Baseboards
Time to touch up paint any dings, scratches, patches, holes, etc you’ve made in the walls. Grab a brush, some rags, and some white paint and make those baseboards shine. Pay close attention to those corners that stick out. They often get the most dings in them.
Day 17: Clean Bathrooms
Clear off those counters, empty the drawers of the non-essentials, scrub that toilet, and replace any bulbs that are out. Consider buying a new white shower curtain to brighten up the space.
Day 18: Backyard clean up
Does your deck need pressure washing or any repair work done? Time to add mulch to the gardens, mow the lawn, plant some flowers, clean up any trash or broken items.
Day 19: Dump Run Day
By now you’ve probably gotten a large pile of trash accumulated. Hop in your truck and take a load or two to the dump. Don’t own a truck? Hire a handyman to do it for you. I’ve got recommendations if you don’t know anyone.
Day 20: Clean Master Bedroom
This room is important. Potential buyers will want to see this room really looking its best. Clear off the nightstands and leave only a lamp, empty out under your bed, clear off your dresser, and clear off the counters of your bathroom.
Day 21: Closet Clean Out
When a closet is filled to the max, it tells potential buyers that there is NOT enough storage in this house. Empty out those shelves and sort through any out of season clothes. Do this in every closet in the house.
Day 22: Clean Guest Rooms/Kid Rooms
If you have the ability to empty these rooms of everything but a bed and a night stand, do it. Again, you can keep art on the wall, but remove all personal items.
Day 23: Clean The Windows
I reserve a whole day for this because it’s more involved than you might think. When I say, clean the windows, I really mean CLEAN those windows. You’ll want to clean the inside and outside of the windows if you can, or hire a company to do this. They usually book way in advance, so if you know you can’t do this yourself, call on Day 1.
You’ll also want to clean the window tracks. My trick: an old toothbrush! If it can get gunk out of your teeth, it can get gunk out of the tracks. Grab a cup of soapy water and start scrubbing.
Day 24: Dust the House and Clean The Floors
And yes, do it in that order. Dust all the fan blades, window sills, baseboards, etc. Wipe down all the walls with a wet rag.
You’ve already had the carpets cleaned (Day 14) or at least scheduled for it to be done, but it’s time to vacuum the house and use all those attachments they come with. If you have hard floors, make sure you mop and take the time to really get up any icky parts.
Day 25: Clean Garage - Sign Paperwork
Use this day to finalize and paperwork you haven’t finished filling out and to clean up the garage as best you can. This isn’t a huge deal if it doesn’t get done, but at least make sure there’s enough space to access the furnace, attic access, hot water heater, and electrical panel.
Day 26: Last Trip to The Dump & Storage Unit
Last chance to throw away and pack away any extra belongings.
Day 27: Mow The Grass - Buy Potted Plants For Porch
Now we’re in the last few days and the house should be looking amazing. You’ve done a ton of work so far! Time to do that final face lift in the yard and mow and edge the grass.
Take a trip to the store to grab 2 pre-made potted plants to go on each side of your front door on your porch.
Double check all your light bulbs are working. If not, replace bulbs that are out.
Day 28: Last Day For The Small Details - Staging - Pricing
Deep clean bathrooms again, scrub the kitchen, and do a quick vacuum the house. Today your Realtor should come by to help you do some final staging and you two will discuss your final pricing for your listing. This might be a good night to go out to dinner so you don’t mess up your beautifully clean kitchen!
*Make an extra copy of your house keys for your Realtor.
Day 29: Photographer Takes Pictures of Your Home - Talk Expectations
This is the big day! Most of the hard work is now done. To get your house ready for photos:
Open all the blinds: coil and rest the cords on the sill
Open all curtains as wide as they go
Close all the windows
Turn on all the lights
Open all the doors except closets
Hide your trashcans
Talk with your agent about how you want showings to go once the home is listed and when they plan to schedule open houses.
Day 30: Listing Day!
You did it! The house looks beautiful and all those potential buyers will see the care you put into it. This will tell them that you are the type of person to take excellent care of things and it will help them have the confidence they need to make an offer.

One of the biggest fears when purchasing a home, spending hundreds of thousands of dollars on something, is that there might be something wrong with it.
Home Inspections and Why It’s Worth The Money
One of the biggest fears when purchasing a home is that there might be something wrong with it.
The bad news is, there’s always at least one thing wrong with every house. The good news is, that everything is fixable. It’s so important to know what’s wrong with the home you want to buy so you can make an informed decision how you want to continue.
What is a home inspection?
When you purchase a home, you have the option to include a home inspection as part of your contract. A professional inspector comes to the home with you and your agent, and inspects all major components of the home you’re trying to buy.
What does it cost?
It depends on the size and age of the home, but plan on it costing you around $300-500.
What do they inspect?
They inspect the site, grounds, exterior, roof, structure, garage, interior, plumbing, electrical, heating and air conditioning, insulation and ventilation, fireplace and stove, and built-in kitchen appliances.
What this tells you?
You’ll get a very large report after the inspection with photos and descriptions of issues in the home. Every house has things wrong with it, so don’t be alarmed.
When you read your report, you’ll decide what items, if any, you want to ask the seller to fix for you. This opens up negotiations again.
What are your options?
You can decide not to buy the house anymore and get your earnest money back.
You ask the seller to fix a list of items.
You don’t ask for anything to be fixed and the “contingency is satisfied.”
What happens next?
The seller has a few responses they can choose from when you ask them to fix things on the house.
They can say, “Yes!”
They can say, “No,” and the contract ends and you get your earnest money back.
They can say, “No, but how about we do this instead?” You can then decide if you like this new plan or not.
Why It’s Important
Most home inspectors focus on the major defects that will cost the buyer a lot of money above the purchase price to repair. Cosmetic items are rarely reported. By bringing these major defects to the buyers attention, the buyer can choose to negotiate with the seller with the intent on getting the major components repaired or a reduction in the selling price.
If the seller can not afford to have the repairs corrected, you can still choose to buy the house with the full knowledge of what repairs are needed and the cost of the repairs will be your responsibility. Or, you may decide the cost of repairs is too much, then you can walk away from the deal and still get your earnest money back provided your contract has a "sale contingent on inspection" clause.

Sadly, Snohomish does not host their own fireworks show, however, you can make your own show!
Fireworks may be legally set off within city limits between the hours of 9 a.m. and 10 p.m. Wednesday, July 4. Fireworks cannot be set off after 10 p.m. or on any other day within the City of Snohomish.

Loganberry Lane Off Leash Dog Area - large wooded area between Kasch Park Athletic Complex and Walter Hall Golf Course. It has an open area at the entrance off of 18th Ave W. Wiggly Field at Sky River Park - The dog park is approximately 2.5 acres and boasts dog agility equipment, shade trees, and a small covered shelter for dogs and their owners to cool off. They play games, teach the bible, and encourage fun. You're in for a fun packed week of games, stories, crafts, and contests! Some are free, some cost some money to register, but no matter, it is a fantastic way to get your kids excited about the bible and Jesus.
First of all, what is VBS? It stands for Vacation Bible School. It’s a camp put on yearly by churches all over the country. They play games, teach the bible, and encourage fun. It’s for 4 year olds up to 5th grade. You're in for a fun packed week of games, stories, crafts, and contests! Some are free, some cost some money to register, but no matter, it is a fantastic way to get your kids excited about the bible and Jesus.
To make it easier, I’ll organize these by dates.

With summer comes the warmer weather, longer days, and a relaxing attitude. So in between work, make sure you make time for some of these fantastic events. From Woodinville to Lake Stevens, welcome to summer!
Celebrate Woodinville Summer Festival
Not really a one day or one weekend event, this festival spans across the summer. Head to Wilmot Gateway Park in Downtown Woodinville for wine, beer, music, and food, and enjoy the warm weather while you hang out with friends or make some new ones. These free, family-friendly events are a lot of fun!
KLA HA YA DAYS
JULY 17-21, 2019 ● SNOHOMISH, WA
This festival is the heart of Snohomish summer events. There’s a parade with so many incredible groups going through. This year there will also be a talent show!
Enjoy classic carnival games and rides at Harvey Field or get your energy out at the river run 5k.

Davis Shows Northwest will once again be present in town with their thrilling and heart stopping carnival rides.

There are quite a few activities on the lake. Lake Stevens can boast that we have the largest lake in Snohomish County. Events include Stand Up Paddle Boarding, Wakeboarding and Water Skiing Competitions, Boat Parade, two parts of the Quadrathon and a few more. Check out the Events page for details.

Enjoy Free Admission night at the Imagine Children's Museum every third Friday, from 5:30 p.m. to 9 p.m. We promote the power of play: learning and growing by doing what every child loves to do best…play! Our interactive exhibits and activities encourage children and their families to role play, experiment, splash, think, wander and create together in a place they can feel physically and emotionally safe.
Swim the Pilchuck River
Head on down to Pilchuck park with your picnic basket and your towels and enjoy a day of river fun! Park your car near the park and walk towards the picnic benches to the left and you will see a small trail down to the river. There is enough of a bank there that you can bring some chairs and some friends and watch the kids play. Don’t forget your floaties!
The park also features a playground, picnic tables, baseball fields, tennis courts, and soccer fields.
Willis Tucker Park
Willis Tucker Community Park is a gently-sloped, forested 84-acre site immediately adjacent to the residential communities of Silver Firs and Snohomish Cascade, three miles east of Mill Creek.
The Spray Pad opens the end of May each year (Saturday of Memorial Day Weekend) and stays open until the warm weather ends in September.
Bonus tip: Bring the dogs and let them get their energy out at the off-leash dog park!

Maybe this seems like a silly tip, but often times sellers are in a tight spot and they need the home to sell for more than it’s worth.
Unfortunately, when you try to list a home overpriced, it won’t sell. Buyer’s will not pay more for a home than they need to.
This ends up costing sellers even more money. Every month that home sits on the market, that another month’s mortgage they’re paying.
Try to see the home through your buyer’s eyes. Pack away any personal belongings and decor. Give potential buyers a chance to see themselves living there.
I love all your family photos. I have similar photos all over my walls. I have kids’ art. I have special trinkets displayed. But those things are only special to me and my family.
When a potential buyer walks through your property, you don’t want them to see how you live there. You want them to envision themselves living there. That’s the whole reason they’re there.
Think of it as pre-packing for your move. De-personalize your home as much as you can. Remember, it’s only for a short time.

Get pre-approved before you start looking for homes.
Getting set up with a lender before you start looking for a home is a must. Can you begin your house hunt before? Well, yes, you can do what you want.
However, It can be super disappointing if you don’t get approved for the price of home you thought you could get.
This is a crucial step 1 in the home buying process. If you need a recommendation on a lender, let me know. I’ll get you connected.
Always hire a professional home inspector to do your inspection.
“But, I have a good friend who’s a contractor and he said he’d look over the house for free.” No. Don’t do it.
Will he find everything wrong with the house? Maybe. Can we use that information to open up negotiations again and ask the sellers to do the work on the house? Maybe.
Do you really want to risk one of the biggest purchased of your life on a maybe? Spend the $500 give or take on a good home inspection. It’ll give us negotiating power and it’ll give you a full picture of the home so you can decide with certainty if this is still the home for you.
Choose a full time real estate agent.
You want to make sure that when a listing you want to see comes on the market, your realtor is 100% available to show you.
Know the costs before you get under contract.
Buying a home can be expensive, and I’m not just talking about the price tag on the home. There’s the closing costs, inspection costs, escrow fees, etc.

There are SO many places to get advice about real estate transactions, but not all are created equal and not all advice is good.
Do you ever read those articles about what buyers should and shouldn’t do and you think to yourself… well ya, duh! I’m not an idiot.
There are SO many places to get advice about real estate transactions, but not all are created equal and not all advice is good.
We don’t live in the times of classified ads anymore. No one finds a home in their local newspaper or magazine. We have the glorious internet, an endless source of information. You buyers are educated. You buyers know what you want.
Realtor.com® recently highlighted some of the most common advice home buyers hear that no longer applies in the current housing market, including:
“Wait for spring.”
Advice like this is KEY for sellers when deciding when is the best and most likely time to list their home to have the best advantage, but buyers don’t need to wait for any “good” time to buy. Yes, spring is busy and there’s more inventory on the market, but that also means there’s more buyers out looking too. More buyers = more competition. Plus, sellers feel like since it’s the best time to sell, they are less likely to negotiate on price.
Buy when you find the right property that will meet your needs today, tomorrow, and the next five to ten years.
“Wait for home prices to come down.”
There’s always that fear of buying at the top of the market. It’s not all that irrational. But when you consider the cost of renting (which is also probably at its highest) you’re literally throwing money away. Paying high rent now and hoping that you’ll find a better deal two or three years down the road won’t work.
The better advice is to make a smart buy today for a property that will appreciate over the longer term.
“Make a lower offer so you have room to negotiate.”
Some buyers may be told to make an offer that’s less than what they’re actually willing to pay for a home. “Give yourself room to negotiate.” They say.
The old adage to offer 10 to 15% below asking is not necessarily the case anymore. (This advice does not apply to overpriced homes. That’s a whole other blog post for another day.) Sellers are competing against other homes in their area and most likely have already priced their home competitively.
The better advice is to base your offer on sales of similar homes in the area.

Snohomish Slew, the frog, will reveal his much anticipated croak telling us if winter is over and spring is indeed coming.
It’ll be a fun day filled with games, crafts, music, mascots, & photos with Snohomish Slew. Tag your photos with #groundfrogday
Lazy River Frog Race: Fundraiser for "Swim for Life"

Snohomish Aquatic Center
Snohomish Slew is again partnering with our Snohomish Aquatic Center the Lazy River Frog Race. Prizes awarded to the 3 fastest frogs. Purchase a numbered ticket and that number goes on your frog for the race. All proceeds go to support the Aquatic Center’s Swim for Life program.
Swim for Life offers every 2nd grader enrolled in the Snohomish School District a free session of swim lessons at the Snohomish Aquatic Center.

I’m a huge raw honey fan. If you’ve never heard of the benefits of raw honey, let me tell you:

I try to shop local whenever I can. SnohoBeeCo makes that super easy. They’re over on Maple in between the Aquatic Center and the library. The building is easy to miss though. My guess is you’ve probably driven past it before and never even noticed it was there.
Don’t let the outside fool you. This shop is adorable. Hex shelves line the walls displaying beeswax candles and every size imaginable of honey jars. (pssstt my favorite flavor is the blueberry honey)
They are super friendly and helpful. If you’ve ever wanted to learn more about anything to do with bees (honey bees or mason bees), honey, candle making, etc., you should check out their classes.

Haywire Brewing is right there. Grab a drink while you shop for your tree! Then sit down and eat some good food while they load the tree onto your car.
Trees are pre-cut, which was a bit of a bummer for me because the cutting of the tree is kind of a tradition, but we got over it fast when we found our perfect tree.
Competitively priced and totally gorgeous and fresh trees. Mine lasted 4 weeks and still looked freshly cut after new years!

My family decided we wanted to experience Snowflake lane for real this year. We, accidentally, caught the end of the parade last year, and I knew the kids would love it.
Well, as you know, December is a busy time of year! Between all the Christmas shopping (thank goodness for Amazon), the Christmas shows and plays that your kids are in, and the holiday parties, there is hardly a moment to spare.
It was the weekend before Christmas before we knew it… BAM. The LAST opportunity to see the parade.
Check the weather: 90% chance of rain. Perfect! We’re tough. We’ll bring umbrellas. It might even keep the crowds down.
You hear parking can be a nightmare. We have a solution for that too! The parade didn’t start until 7pm. We decided we’d do some last minute Christmas shopping in Bellevue Square and go out to dinner before the parade. Perfect!
This is how the day REALLY went down.
✅ We arrived early afternoon and found excellent parking in the Bellevue Square sparking garage
❌Walking around the mall was literally shoulder to shoulder. I’m lucky I didn’t lose a child.
❌The fastest restaurant wait time was 90 minutes.
✅While the line was 45 minutes long at Panda Express, they totally rocked it and got people through the line as fast as they could.
❌Because getting food took longer than expected we didn’t get to the street early enough.
❌The rain hindered no one. It was POURING.
❌Adults stood in front of children, making it impossible for my kids to see.
✅Random stranger gave us his umbrella! There are kind people out there!
✅It’s not really real snow falling from the sky. It’s soap! It was definitely magical.
❌I wish I could tell you how the parade was, but I couldn’t see very well.
Tips, Tricks, and Secrets to have a Magical Experience
Don’t procrastinate. Head to a parade early in December on a weeknight. I wen’t on a Saturday night…. NEVER AGAIN!
Arrive by 5pm and get good parking
Don’t plan on eating dinner there unless you make a reservation
Plan to be cold and wear rain gear
Head to the street early to claim a good spot
Have a meetup spot in case you get separated
Will I Go Back Next Year?
Of course I will. Yes, I did it all wrong. But, I know what NOT to do and will make seeing this parade a family tradition. I hope you do too!
